01

What goes wrong on a volunteer board

Three things happen in almost every volunteer-run corporation.

  • One person does everything.

Usually the treasurer. When they move, the building's memory goes with them.
  • Deadlines hide in the statute.

Dozens a year. Nobody on a volunteer board signed up to track them.
  • Owners ask why you picked that vendor.

The answer is in somebody's inbox. It should be one click.

02

How it works

Three steps. The record builds itself while you take them.

  1. Step 1

    Set up in an afternoon.

Upload your declaration, your by-laws and your unit list. The butler reads them.
  2. Step 2

Do the work you already do.

Run the meeting, pay the invoice, collect the quotes, answer the owner.
  3. Step 3

    Show your owners.

The scorecard and the quarterly report are built from the record, not written.

03

Everything a board does

Sixteen areas. All of them in every plan.

04

Nothing moves without a decision.

Every payment points at a board decision, a budget line, or a written delegation with a dollar limit.

When the reserve falls short

Your borrowing capacity sits on the dashboard all year. A loan is never shown on its own.

Notes

  1. Setting up. The butler reads your governing documents and proposes your voting thresholds, notice periods and fee basis, showing the paragraph behind each one. You confirm or change every value before it takes effect.
  2. Nothing moves without a decision. The rule is a constraint on the table, not a reminder. A payment naming no decision, budget authority or delegation cannot be recorded at all. The same holds for reserve spending and for an award without the quotes your policy requires.
  3. Rules packs. A jurisdiction is data rather than code: obligations, forms, deadlines, retention and fee caps, reviewed with counsel. A new one arrives as a pack rather than as a rewrite of the product.
  4. Financing. A loan is never presented on its own. It appears beside a fee increase and a special assessment with the total cost of each, and our fee is paid by the lender and shown in dollars before your board votes.
  5. These figures. Every one of them describes the software. None is a customer result. We will publish customer figures when a customer has approved them in writing.
