    Every line carries its fund

    Each fund balances on its own. A cash outflow from the reserve without a linked board decision fails at the database.
  2. Step 2

    The budget starts from the plan

    The builder starts from prior actuals, derives the reserve contribution from the 30-year model, previews the per-unit fee impact, and runs the draft, board approval, owner notice and adoption steps with the statutory periods.
  3. Step 3
