When an Ontario condominium corporation must hold its annual general meeting, who is responsible, and what happens if the meeting is late.

What this duty is
The annual general meeting is the one occasion in the year when the corporation has to face its owners as a whole: present the audited statements, appoint the auditor, and hold whatever elections are due.
It is dated off the fiscal year end rather than off a calendar date, which is why two Ontario corporations a street apart can have annual meeting deadlines six months apart and both be correct.
Boards most often miss it not by forgetting the meeting but by running out of runway: the audit is late, so the statements are not ready, so the meeting slides. The deadline does not slide with them.

A duty is met when there is something to show for it. The rules pack requires a document on file, and proof that the notice actually reached owners.
Consequence
What happens if you miss it
The corporation is in breach of the Act. Owners may requisition a meeting and the Condominium Authority Tribunal may be engaged. The board cannot present the audited statements, appoint the auditor or hold elections on time.
The pack records no monetary penalty for this one, which does not make it cheap: the cost usually arrives later, through a purchaser, a lender or a tribunal.
