Larger Florida associations publish a set of official records to owners on a website or an application, rather than only on request.
The duty turns on size, and the threshold is different for condominiums and for homeowners' associations, so the first question is always whether it applies at all.
The posting list is long and specific: the recorded declaration and its amendments, the bylaws, the articles, the rules, executory contracts, bids received, budgets, financial reports and meeting notices.
