What this duty is
A structural integrity reserve study sets reserve amounts for the structural components of a Florida condominium building: roof, structure, fireproofing, plumbing, electrical, waterproofing and the exterior.
It is not the same document as a milestone inspection. The milestone inspection is a structural inspection of the building; the structural integrity reserve study is a funding study that follows from what the building needs.
Its practical effect is that the reserves it covers can no longer be waived down the way a general reserve line once could, which is why it lands on budgets harder than any other recent change.

Who is responsible, and when it is due

Due 10 years after the last time the duty was completed.

Reserves for structural items are non-compliant, the study must be disclosed to purchasers and lenders, and directors who fail to obtain it breach their fiduciary duty.
