What this duty is
Florida board meetings are open to owners and the notice is posted conspicuously on the property. The general period is short, and the point of it is that an owner walking past the board should be able to know a meeting is happening.
Two categories carry longer notice: meetings that will levy assessments and meetings dealing with rules on unit use. Treating every meeting as though the short period applies is the usual way a board gets caught.
A decision taken at a meeting that was not properly noticed is a decision an owner can attack later, which is a slow and expensive way to discover a notice period.
