Vendor insurance certificate checklist

What a vendor's certificate of insurance must show before work starts, including the additional insured endorsement most boards accept without checking.

Most boards collect certificates of insurance and almost none check them. This is the one page that makes checking take a minute.

What is on it

The insured name, and whether it matches the entity actually signing the contract. Coverage types and limits against what the work needs. The policy dates against the work dates. The corporation named as an additional insured on the liability policy, which is the line most often missing.

Why the endorsement matters

Without the additional insured endorsement, the vendor's insurer owes the corporation nothing. The corporation is relying on the vendor to make a claim on its behalf, which is exactly the cooperation least likely to be available after an incident.

How to use it

Check it before work starts and record the expiry date against the vendor. A certificate that expires halfway through a roof replacement is the same as no certificate for the second half.
