The Ontario condo compliance calendar, from your fiscal year end

Almost every Ontario deadline is computed from a date your corporation already has. Give the butler your fiscal year end and the year assembles itself.

What is on an Ontario board's year

Under the Condominium Act, 1998 and O. Reg. 48/01, an Ontario corporation year carries:

The annual return and the notice of change to the Condominium Authority of Ontario.

The annual general meeting, and the notice that precedes it.

The budget, the fee notice to owners, and the reserve fund study cycle with its funding plan notice.

Insurance renewal and the certificate of insurance on file.

The periodic information certificate, the information certificate update, and the new-owner information certificate.

Director training deadlines, tracked per director rather than per board.

A worked year for a December 31 year end

Maple Court is an 86-unit corporation with a December 31 fiscal year end. From that one date the butler places the audit, the budget approval, the fee notice, the annual general meeting, the periodic information certificate and the annual return, each with the role responsible and the evidence it needs.

Change the year end and every dependent date is recomputed, and the change is logged as a decision.

What the statute says

Each sentence carries the section it comes from.

The reserve fund study cycle and the notice of the funding plan that follows it are obligations with their own due dates in the Ontario pack. Condominium Act, 1998, s.93 and s.94

Every obligation in the Ontario pack carries the section it comes from, shown on the obligation itself, so a board can check the source without leaving the screen. Ontario rules pack, version stamped on each obligation

This page explains the rules in plain language and is not legal advice.
