SIRS and milestone inspections: does your building need one?
Two Florida obligations turn on the physical building rather than on the association: the structural integrity reserve study and the milestone inspection. The first question is whether they apply to you at all.
Whether they apply
Under the Chapter 718 structural integrity reserve study and milestone inspection provisions:
Both turn on building height and age, and on the kind of structure the association owns.

A determination that they do not apply is recorded just as carefully as one that they do, because that answer is what a purchaser's lawyer will ask about.
What a structural integrity reserve study contains
Under the Chapter 718 structural integrity reserve study provisions, a study covers:
A visual inspection of the structural components the statute names, including roof, load-bearing walls, floor, foundation, fireproofing, plumbing, electrical, waterproofing and exterior painting, and windows.
An estimate of remaining useful life and replacement cost for each, and the reserve funding those figures imply.
Board Butler reads the study into the component register, so the funding it implies flows into the 30-year model and into next year's budget line.
The not-applicable case, shown plainly
Palm Harbor Villas is a townhome homeowners' association. Neither obligation applies to it, and the butler says so on the compliance screen with the reason beside it.
That matters more than it sounds: a board that cannot show why an obligation does not apply ends up commissioning a study it did not need.
